Studio Plans

I am formulating a plan for a studio. I have a friend who is interested in going in on one with me. If we make an effort to rent it out to other photographers, we can defray our costs and maybe make a profit on it.

I need to itemize the requirements for a photo studio that I can rent out, so I can have approximate space requirements.

I want a web site scheduling system that photographers can use to set aside time in the studio.

We could call it Studio St. Louis

Requirements

These requirements are in order of importance.

White Studio
At least 20' x 20' area with a 14' ceiling. White walls, large skylights (that can be closed), light hardwood flooring, large access door.
Black Studio
At least 20' x 20' area with a 14' ceiling. Flat black walls, non-reflective black tile, no windows, and a large acces door.
Dressing Room
A small room with a lock on the door. There should be a short hanger bar, a full-length mirror, and room to wheel in a clothing rack.
Makeup Room
This is seperate from the dressing room. It should have a couple of shallow counters for hair and makeup artists to set up on, and each counter should have mirrors and plenty of light.
Bathrooms
Seperate mens and womens, near the dressing and makeup rooms. Each bathroom should have a shower.
Office
This is where I will work. A desk, a computer, some chairs, some filing cabinets, and a nice view.
Storage Room
This is a huge room to store large set panels (which will proably be 8' square), miscellaneous furniture, clothing racks, and equipment owned by the studio. This is also where rentable lockup cabinets will be stored.
Rentable Lock-up Storage
I had a cool idea for storage: I could make large cabinets (like 4' x 4' square by 8' high) on wheels with a padlock. They can be rolled into the studio when the customer wants them, and locked away in the storage room when they are finished.
Lobby
Auditions and other events with large groups of people need a place to come in and wait. Seating and a coffee table.
Dark Room
Completely light sealed, with a wet counter on one side and a dry counter on the other side. Storage.
Parking
A photo shoot often involves a large entourage. If an audition is being held, the problem is even worse.
Central Location
No one, especially a model, wants to drive to a scarey part of town or even an industrial park or deal with lots of back roads. The place should be in an inviting area that is easy to find. That and the price of real estates suggests it should be in the county.
First Floor
This should all be located on the first floor with a dock door. A possible exception might be if a large freight elevator exists in the building.

Possible Studio Sites

Likely areas include: Sunset Hills, McDonnell Blvd, Fenton, St. Charles County, Columbia (Illinois)
